The Heritage Ohio Film Fest premiered in 2022 to share the some of the amazing historic preservation and community revitalization work happening around the state. Each year, we feature 6 films during our film fest, highlighting work on:

Heritage Ohio created the Save Ohio’s Treasures as a pilot program, to help people like Doug & Melissa Shelton save the places that matter in their communities. As the owners and rehabbers of the historic Riddle Block 9 building in the heart of downtown Ravenna, they understand what this building means to the community. As they begin the hard work of rehabbing this downtown icon, they share what it means to them and Ravenna. This video is part of the inaugural Heritage Ohio Film Festival. Once destined to be the newest parking lot in downtown Dayton, the Dayton Arcade has had an amazing journey. The massive historic building complex occupies half a city block, and presented numerous challenges to the many who sought to redevelop the space. With the help of Federal and State historic preservation tax credits, the Dayton Arcade is once again thriving, and even returning some old Dayton traditions. Not many small towns can boast of having a historic building like the Fort Piqua Hotel. It is truly iconic, not only in Piqua, but in the state. It was not so long ago that people felt the building was an eyesore for the community. Some felt it needed to be torn down due to the condition of the building, while others felt the loss of the grand structure would be too great a loss for the downtown. After years of hard work by the community, and at the time, the newly created Ohio Historic Preservation Tax Credit Program’s impact on the project, the Fort Piqua Hotel is once again crown jewel of downtown Piqua. Not many people thought the Mercantile Block was worthy of rehabilitation, and even fewer thought it could be saved. The severely distressed building’s roof was quickly sagging toward the basement and most felt it should be torn down. Luckily for Hamilton, a huge risk was taken to save this historic building from the wrecking ball, and with the completion of this project, more and more projects began. If there ever was a story of the power a conservation easement can bring to a historic rehab project, the journey of the Mercantile Block would be it. Placing a conservation easement on an historic resource monitored by Heritage Ohio, ensures the maintenance and preservation of that resource in perpetuity. In 2012, The Toledo Club to the important step to protect their club's history by enacting a conservation easement on this important landmark in downtown Toledo. Downtown revitalization is hard to describe, but it’s one of those things that you know when you see it. For over thirty years, community leaders in Wooster, Ohio, have been actively working on their historic downtown, transforming it into a dining, retail, and tourist destination. Main Street Wooster is home to the longest established Main Street Program in Ohio. By using strict design guidelines to guide historic building rehabilitation, fun special events to draw residents and tourists to the district, and creative financing and incentive tools, The Woo has become a favorite destination in Northeast Ohio. Across Ohio, many historic downtowns are experiencing a long-overdue renaissance, with a renewed appreciation for the historic structures that embody the history of the community. Restoring these monuments of the past is not cheap, easy, or quick. In 1976, in an attempt to financially incentivize the restoration and renovation of our downtowns, while curbing the demolition of historic buildings, the United States government created the federal historic tax credit program. The credit entitles developers to earn up to a 20 percent tax credit on eligible expenses. Developers who use the credit follow the Secretary of the Interior’s Standards for Rehabilitation, ensuring that important and character defining architectural elements are preserved. Since its inception, the historic tax credit has been used to revitalize thousands of communities by turning vacant buildings into viable spaces. To date, over 43,000 historic buildings have utilized the historic tax credit for improvements, generating over 2.5 million jobs and leveraging over $144.6 billion in private investment. Ohio has a State Historic Preservation Tax Credit Program, which provides a state tax credit of up to 25% of qualified rehab expenses. Since 2007, this program has helped Ohio grow and prosper by attracting and retaining our youth, talent, and entrepreneurs through the revitalization of our towns and cities. Ohio has the 3rd most historic buildings in the country listed on the National Register, and by repurposing these underutilized buildings to meet the needs of today’s economy, community liabilities have become income producing, tax generating assets.
